We've made searching for a home easy. You have 5 ways to search for a home:

Remember, you can always add properties that you like to your “favourites” and view them at a later date.
To view the home, you may either view through scheduled open houses or you may opt to book an appointment directly with the homeowner (either online or verbally). Whichever way you view the home (inside and outside), make sure you ask lots of questions and take lots of notes. Ask for a feature sheet or print one before you go.
Feel free to ask the homeowner questions about price, what is included in the price (i.e. window coverings, appliances, all light fixtures, etc.) and possible closing dates. While we encourage as much verbal communication as possible, you have the choice of asking your questions online via our message centre. If you like the response(s) you receive from the owner, feel free to make an offer. Remember, making an offer is simply a way for you and the vendor to exchange information about your desire to purchase their home.
Just because you have an offer started does not mean you have a final offer. Negotiations may continue between you and the homeowner. Any sales person will tell you, negotiations are very common in the selling and buying process.
(Agreement of purchase and sale).
Once you have agreed with the homeowner about pricing, what is included in that price, closing date, etc., you should (or will be asked to) have your lawyer prepare the actual agreement of purchase and sale. That's what real estate lawyers do. Once drawn up, the agreement of purchase and sale will become a legal document.
Make sure you include in your offer standard conditions such as;
Conditional on Financing (5-7 business days is the norm)
Conditional upon inspection
Conditional on lawyer's approval.
